MANAGEMENT SERVICES
DETERMINING VALUE
Using our knowledge of the rental market we make a comparative evaluation to determine the potential monthly income.
PROPERTY PREPARATION
We conduct a walk-through of the property to determine any necessary work to maximize the rental potential.
MARKETING
We utilize on-site signage, online advertising, (Zillow, Trulia, etc.) and listings on our own website. We field the resulting calls and emails.
APPLICANT SCREENING
We administer tenant screening using a discerning set of standards. The goal is to minimize your risk of unpaid rent and damages.
LEASE PAPERWORK
We draft and execute Lease Agreements and include a Property Condition Report. Upon vacating, we conduct a move-out report to document any damage or lack of cleaning which gets charged to the tenant.
DEPOSITS
We handle the collection of security deposits, prepaid rent, and pet deposits which are retained in a trust account. Upon vacating, we administer the funds within 21 days as required by law.
RENT COLLECTION
All rents are due on the first day of the month and are considered late if not paid by the 5th. Late fees are enforced on all late or partially paid rent.
MAINTENANCE
We oversee any necessary repairs to maintain the value of your property, all while keeping your informed.
PROPERTY REPORTS
We triannually furnish a report of the exterior, which includes photos. An interior report is furnished with all lease renewals and upon request.
TENANT MOVE-OUT
When it's time for a tenant to move out, we'll take care of all move-out procedures, including final inspections, security deposit returns, and turnover maintenance.
LEGAL
We know and adhere to the latest local, state, and federal legislation that applies to renting and managing rental properties.
ACCOUNTING
We provide monthly and year-end accounting statements along with records of repairs and maintenance activity.
